Ensuring compliance with OSHA fall protection standards, safety lines was established around the roof perimeter, accompanied by the installation of temporary fall protection covers over skylights and the provision of anchor points for harnesses. The project involves the meticulous removal of the existing roof surface down to the steel deck, with specific attention to designated curbs and skylights. In designated areas, a total of 43 curbs and skylights were replaced, and nine skylights designated to stay were replaced. Additional work includes the removal and replacement of any rusted or unusable steel deck.

To prepare the existing deck for the new roof installation, two layers of 2.2” polyisocyanurate insulation boards were mechanically attached to the steel deck, covering an area of 34,150 square feet. This will be followed by the mechanical attachment of 80mil Carlisle Syntech Sure-Weld TPO to the roof deck over the insulation boards, also covering an area of 34,150 square feet. Ensuring a secure application, TPO was fully adhered to vertical surfaces using a solvent-based bonding adhesive. Various installations include TPO pipe boots (9 total), pourable sealant pockets (2 total), and TPO flashing strips on all curbs (610 LF). Meticulous attention was given to flashing all penetrations, corners, and T-joints as per manufacturer’s specifications, with seam welding between membranes executed with a hot air welder and probe for accuracy.

The termination of the membrane aligned with the manufacturer’s specification, and shop-fabricated 24GA steel slip metal was provided and installed underneath the coping cap and curb flashing (1,234 LF). Additionally, new shop-fabricated TPO-coated metal was installed at the draining edge (114 LF), and new shop-fabricated 24GA Kynar-coated gutters (115 LF) and downspouts (4 total) were provided and installed.
